Mark Dwyer
Founder & Principal, Whist Pond Development Advisory
Mark is the Founder and Principal of Whist Pond Development Advisory, bringing more than 20 years of experience delivering complex real estate projects, primarily in the New York City market. A licensed architect and development executive, he has led and advised on over $2.5 billion in ground-up and adaptive reuse projects across residential, commercial, and mixed-use sectors.
His work sits at the intersection of design, development strategy, and execution. Mark advises owners and developers on feasibility, risk, and delivery—helping translate design vision into successful, built outcomes through a disciplined and practical approach.
Prior to founding Whist Pond, Mark spent over a decade as a Project Executive at Two Trees Management, where he played a leading role in some of Brooklyn’s most transformative developments. His portfolio includes the redevelopment of the iconic Domino Sugar Campus in Williamsburg—featuring nearly 1,500 new residential units in award winning architectural projects such as One Domino Square, One South First Street, and 325 Kent Avenue—as well as the adaptive reuse of the landmarked Domino Sugar Refinery into creative tech office space. He also managed the development of 300 Ashland in Downtown Brooklyn, a major mixed-use project integrating residential, retail, and cultural components.
As an Associate at TEN Arquitectos, Mark led design teams on large-scale architectural projects, including the 1.3 million-square-foot Mercedes House in Manhattan.
In addition to his professional work, Mark has taught architecture and real estate development at leading institutions, including the University of Pennsylvania, Harvard Graduate School of Design, and IE University’s Master of Real Estate Development program.
